First, a person needs to obtain a license from the division of real estate regulation and policies of the United States government. Requirements vary by state, and many realtors must be licensed before they can practice. Some states allow independent licensed realtors to practice; however, this is not the norm. Every state has its own licensing rules, and it is up to each state to determine if an independent license is needed.

 

Once a realtor obtains his or her license, he or she must pass many tests, including assessments from the National Association of Realtors and the National Federation of Realtors. These exams help realtors know what they need to know about all of the laws, licensing requirements, and ethical standards that apply in their state. Realtors must renew their licenses every two years and must complete continuing education courses to stay in compliance with state ethics standards.
